Annual home and mold inspection of home. New customers receive this service at the beginning of the contract. As contract is renewed home and mold inspections will be completed during the year of the contract. Reports will be emailed to owner.
Light bulbs will be replaced as need at no cost to you. Should the lighting fixture require additional repair we will manage the repair and forward you the invoice with no additional mark up.
Heating and cooling systems are checked to ensure they operate at optimal performance. A/C filters are changed out based on need, there is no cost for the filters, unless owner requests that a certain type of filter be used. In this case filters are changed for free; however owner needs to provide the make and model of the filter. Special Operations Property Management will provide up to two lifetime reusable HVAC filters upon contract, agreement. There is no cost for the filters and they are cleaned and replaced monthly.
Smoke detectors are checked and batteries are replaced as needed at no charge to you.
Appliances are checked to ensure they are in proper working order. A summary is given and any deffenceices are notated in the report emailed to you.
Plumbing is checked as well as all sinks, supply lines, drain lines, toilets, showers, tubs and exterior hose bibs.
Electrical system is checked including panel box and GFCI outlets.
Windows are checked for operability and to ensure no water damage has occurred; including interior and exterior trim. Window seals and screens are checked. All windows are left locked.
Doors are checked for functionally and for any damage to interior and exterior framing.
Winterization is done on an as needed basis. This includes the dripping of exterior hose bibs. Insulation covers are installed, if provided.
Landscape services are checked to insure service is being provided in the manner as agreed to by owner.
Pest control services are checked to insure service is being provided in the manner as agreed to by owner.
Pool cleaners and maintenance is checked to insure service is being provided in the manner as agreed to by owner.
Pre-storm preparations, typically this includes the securing of patio furniture, plants and items outside the home. This will be done based on weather in the local area. During hurricane season items maybe secured regularly unless owner or guest are arriving. This decision will be based on owner preferences.
Post storm clean up by landscape company will be checked and any coordination needed with owner for more detailed work or repairs will be submitted and discussed with the owner.
Photo and video inventory of the property and contents, 1 copy mailed to customer and one copy will be maintained for our records.
Grocery shopping prior to customer arrival. Service is provided at cost of groceries and
a 10% service charge.Please see section for grocery list which can be emailed or printed and faxed to us directly. 48 hour minimum advance notice required.
Errands run for owner. Advance notice required. Usually errands can be accomplished without additional charge; however should errands be more involved a fee will be agreed to by Special Operations Property Management and the owner.
Alarm response owner can decide to have plantation security be respondent; or I will be respondent. If continued false alarms occur alarm response service will be addressed; based on agreement between Special Operations Property Management and homeowner.
Security assessment and review of home. Includes active and passive measures; as well as systems for the interior and exterior of the home. Service also includes environmental security measures.
Construction management services, typically these services include the management and oversight of repairs and remodels. See separate section for a more detailed description of these services.
